To apply for tenancy with Manito Property Management, please complete an application. Typical processing time for an application is 3-5 business days. Once the screening report is completed by Acranet, we will contact you on the phone number provided on the application.
The application fee is $48.00 per adult, payable to Acranet with a credit or debit card during the application process. Co-signer applications are $16.50 per adult.
Manito Property does not accept comprehensive portable reports.
If approved for a rental a $150 administration/document processing fee is due prior to taking occupancy.

Rental Criteria
1. Credit Score criteria for a Pass is 650, Less than will require a co-signer.
2. You need to make 2 and 1/2 times the rent in order to pass.
The Following will Result in a Denial:
3. Delinquent accounts on the credit report (2 or more accounts are delinquent)
4. Collections and/or charge offs from the credit report (2 or more accounts are are in collection or charged off)
5. Bankruptcy listed on the credit report filed in the last three years
6. Criminal convictions for crimes against persons or property, including any of the following crimes listed, as well as substantially similar crimes: murder; manslaughter; assault; robbery; rape; child molestation; rape of a child; kidnapping; theft; burglary; malicious mischief; arson; reckless burning; delivery of a controlled substance; possession of a controlled substance; manufacturing of a controlled substance. In matters relating to criminal conviction history, circumstances that may be considered include: length of time since conviction or conduct; age of individual at time of conduct; evidence of good tenant history before or after conviction; evidence of rehabilitation efforts; nature of severity of offense; and/or number of similar past offenses or lack thereof. There is no automatic exclusion of rental applicants based on criminal history

9. Negative rental history such as excessive noise complaints, outstanding debts and payment problems, extensive damages, or anything that would cause a landlord to not re-rent. Mortgage history with more than 6 late payments in the last two years will also be denied. Falsification of information provided on rental application will also result in denial.
Any application that does not result in a denial will result in a conditional approval or straight approval. Conditional approval may include one of the following:
1. Approval with first and last month's rent required
2. Approval with an increased deposit
3. Approval with a qualified roommate
4. Approval with a co-signer
In the event of a denial or other adverse action you have the right to obtain a free copy of the consumer report and to dispute the accuracy of the information appearing in the consumer report. To request a copy please call AcraNet at (509) 324-1278.
